Service Descriptions
Below are the complete service descriptions for the property management division at Richard A. Zuber Realty.
1. Find Tenant Only
This plan includes advertising the property on the internet, placing an ad on our web page, showing the property, preparing the lease, running credit checks on every applicant, verifying employment, qualifying the tenant, checking rental history with past landlords. This service is performed for a fee of 1 months rent known as the finders fee. Review lease with all parties & initial walk thru with tenant.
2. Basic Collection Plan
This includes the above plan if it becomes vacant or is vacant. We will charge 6% per month for all rents received as a collection fee. We will collect rents, call if tenant is late, send late notices to tenants. This plan being a basic plan WILL NOT include maintenance items. Choosing this plan will basically pay for management of collection of rents. Tenants would contact the owner directly for any repair items needing to be done. Any eviction proceedings would be handled at the rate of $200 per eviction. Inspections or visits to the property would be handled at the rate of $50 per inspection/visit.
3. Full Service Plan
This plan includes the first plan plus we will charge 10% per month for all rents received. This will include duties under the basic collection plan as well as the handling of maintenance calls according to your instructions. Tenants would contact us instead of you to report any problems with the property. We would take calls, order work, write checks for work and deduct from your check indicatd by a statement to you. This plan would include up to two inspections ONLY upon the owners request. You must call and request the inspection be done to the property. There are two visits to the property per year at no additional charge. After two inspections, a charge of $50 per inspection/visit will be charged. Evictions proceedings will be included under this plan. WE DO NOT pay your taxes, mortgage, or insurance.
