Prioritizing What Matters When Buying a Home

February 19, 2025 By Connie Dolansky

As a home buyer in today’s market, you may be feeling a bit frustrated. With inventory still tight, finding your dream home can seem like an impossible task. While it is not always possible to check off every item on your wish list, it’s important to stay focused on what truly matters. Understanding your non-negotiables and being flexible with the rest can help you find a home that checks enough boxes to make it the perfect fit for your family.

Identify Your Non-Negotiables

When you’re house hunting, be clear about what features are absolute must-haves. These are the things that you cannot compromise on as they directly affect your daily living and overall satisfaction with your new home. Here are some common non-negotiables to consider.

  • Location: Whether you’re prioritizing proximity to work, family, or neighborhood amenities, location is one of the most important factors. A community with good schools, safety, and essential resources can make all the difference in your decision.
  • School District: If you have children or plan to in the future, the quality of the local schools is a non-negotiable for many buyers. A good school district not only benefits your children, but can also impact the resale value of your home in the future.
  • Bedrooms and Bathrooms: The number of bedrooms and bathrooms you need depends on your family size and lifestyle, so make sure you’re clear on how many rooms you need to feel comfortable.
  • Office Space: With more people working from home, a dedicated office space may be a priority for you.
  • Yard: Whether it’s for pets, children, or just a place to relax, outdoor space is important for many buyers. If you enjoy gardening or entertaining outdoors, a nice yard with curb appeal may be one of your must-haves.

Be Open to Flexibility

When searching for your home, you’ll also want to stay flexible on features that aren’t dealbreakers. There are many aspects of a home that you can potentially renovate at a later date.

  • Kitchen and Bathrooms: If you find a home you love, but the kitchen or bathrooms aren’t your style, don’t let that stop you from considering it. These spaces are relatively easy to remodel and often it’s just a matter of choosing finishes and appliances that suit your taste.
  • Floor Plan: The layout of the home may not be exactly as you imagined, but think about how you can adapt it. Can you knock down a wall or create an open-concept living space in the future? If the home has solid bones and is in a great location, a renovation could make it the perfect home.
  • Cosmetic Details: Carpeting, paint, or outdated light fixtures can all be updated later. These cosmetic changes won’t affect the home’s structure or long-term value, so they shouldn’t hold you back from making an offer.

Compromise and Make It Work

In a market with limited inventory, the key is compromise. While it might not be your dream home, finding a place that meets your top priorities while offering opportunities for customization can result in a home you truly love. If you find a home with a perfect location and solid structure, but it needs a little TLC in other areas, consider how you can make it work for your family in the long run.

Remember, no home is perfect. Focus on your needs, be flexible with the extras, and you’ll find a home that suits your lifestyle—whether it’s your dream home or the one you make your own over time.
